Commercial Glazing Upgrade Transforms City Centre Building for Residential Conversion

EYG Commercial has completed a full window replacement project on a large four-storey city centre office complex which is being transformed into residential space.

The contract was completed for Duro Construct, a specialist company which helps developers, landlords, and investors turn office buildings and underused commercial properties across Yorkshire, Greater Manchester and the Midlands into modern, high-quality, energy-efficient homes.

As part of the six-figure contract, a commitment was made by the EYG team to achieving zero waste, with more than 200 old timber windows removed and recycled.

The entire installation of new windows was also completed without the use of scaffolding, as EYG’s installation teams used harnesses when fitting windows from the inside, reducing overall project cost.

‘Like for like’ appearance – but much improved performance

In total 240 old timber frames were removed and replaced with Eurocell Rosewood UPVC windows, creating a ‘like for like’ appearance, but bringing the many benefits of modern window systems in terms of maintenance, energy performance and security.

New AluK aluminium arched entrances were also installed, alongside curtain walling sections, adding further kerb appeal to the building, which stands at the junction of Alfred Gelder Street and Gandhi Way in Hull’s popular old town.

Richard Saunders, sales and estimating director at EYG Commercial, said: “We’re always delighted to be contracted on projects in our home city and it is nice to be involved in work which aims to support the continuing regeneration of the city centre, and to attract more people to live in the city itself.

“Whilst the specifications of this job were to replace the windows and doors with products of a similar appearance to the old rosewood timber frames, ensuring they were in keeping with the surroundings, we have replaced them with much superior products in terms of performance.

“The new UPVC windows are durable, robust and low maintenance, which are ideal for residential developments, but also importantly have high security locking mechanisms as standard.

“They also provide outstanding thermal performance, offering energy efficiency beyond A+, helping to lower energy bills, reduce heat loss, and also reduce noise from outside, which again are essential on residential developments.”

The completion of the project comes after EYG were awarded the ‘UK’s best installation on a commercial single building’ at the 2026 Glass & Glazing Products Installer Awards, for its glazing installation on the curved façade of the ‘Monocle’ office building in Hull city centre.
